Melissa brings with her a wealth of experience and a passion for delivering exceptional service. Her ability to build strong relationships, time manage,  and tailor solutions to meet individual needs has been instrumental in her career success. 

WHAT DOES A LEASING SPECIALIST DO?

EVEN MORE SUPPORT FOR OUR OWNERS 
Melissa will now be the direct contact for residents looking to lease a DoorLife PM managed property. After a potential resident inquires about one of our rentals our Director of 1st Impressions, Claire, will connect them with Melissa to walk them through what to expect and next steps. Melissa will go over the details about the property qualifications that the owner is looking for in their resident. This includes things like confirming monthly rent amount, credit score requirements, security deposit, pet policies, etc. From there she will then coordinate a time to show the potential resident the home they inquired on, answering any questions they may have and asking any outstanding questions we may need to know. After the home has been toured, if the potential resident meets all qualifications and decides they would like to submit an application, Melissa will send them over our online application that includes background and credit checks. Once an application is received she then conveys it to the Owner who will then determine if they would like to move forward with that applicant. That is when Melissa will work with the potential resident to draft a leasing agreement, once all terms have been agreed upon by both resident and owner she will ensure that it is properly executed and any other documents are collected and stored in the owner and resident portal for easy access moving forward.  

CULTIVATE RESIDENT RELATIONS
The same way DoorLife Property Management takes pride in doing right by our owner clients, we also prioritize taking care of our residents. It does not matter who we are working with, whether it’s an owner, resident, or vendor/contractor we are in the business of helping people and that starts with providing high–quality service fueled by caring and professionalism.  That is why Melissa will do regular check-ins after residents have moved in to make sure everything is going smoothly. Building relationships with our residents not only increases their quality of life but also increases their likelihood of staying in the rental for longer. 

LEASE RENEWALS
It is pretty standard that in the lease there are defined standards for when residents should inform owners whether or not they would like to renew their lease or if they will be moving elsewhere, but not all property management companies ensure their properties stay rented at market value every year. Each year upon renewal our team will suggest an updated market rental price to our owners and present this with a careful balance to the tenant depending on whether the goal is to incentivize them to stay or be more aggressive with rents. Here at DoorLife we believe in being proactive, and that is why Melissa will be reaching out to residents in advance to the actual decision date to start the conversation so we can prepare in advance for either scenario. Should the resident decide they’d like to continue their lease Melissa will put together the new leasing agreement, and ensure a smooth lease renewal process. Should residents decide they’d like to end their lease after the current term, Melissa will work in advance to coordinate with our team an seamless move-out process, for a quick turnaround to get our owners property re-rented as quickly as possible.
